If you have scrolled through social media today, you have likely seen the images: legal documents pasted onto a gate and a formal hearing notice from the Adentan District Court. These documents, which have now gone viral, provide the first clear look at the legal battle between Ghanaian superstar Black Sherif and his landlord, Dr. Evelyn Esi Awittor. While many headlines suggest a final judgment has been reached, a close reading of the papers reveals a complex situation involving a luxury property, significant arrears, and a looming court date in March 2026.
According to the "Amended Particulars of Claim" posted at the premises, the dispute involves House No. 4, Recreational Close, NTHC Estate, Adjiriganor. The documents state that RBA Limited (the first defendant) entered into a tenancy agreement for the benefit of Black Sherif (the second defendant) back in August 2023. The agreement was for a one-year term at a monthly rent of $1,500, which was paid in advance. However, the trouble appears to have started when the initial tenancy expired in July 2024. According to the plaintiff, Black Sherif expressed interest in staying for another year at a revised rent of $1,700 per month, but the expected advance payment for that year never materialized.
The figure circulating online—GH₵229,500—is not a random number. The court documents show that as of June 30, 2025, the plaintiff calculated the outstanding rent to be exactly $20,400. When converted and combined with other claims, this has resulted in the current demand for over two hundred thousand Ghana Cedis in arrears. Furthermore, the plaintiff is seeking an order for Black Sherif to vacate the property and pay for any damages caused to the building during his stay. Many fans were confused as to why private legal papers were pasted on a gate for the public to see, but the documents confirm that the court granted an order for "Substituted Service." This happens when a defendant cannot be reached personally by court bailiffs. By posting the writ and the hearing notice on the property and the court's notice board, the law considers the defendant officially served.
The most critical document is the "Hearing Notice To Parties." It officially notifies Mohammed Ismail Sheriff and RBA Limited that the case has been adjourned to Tuesday, March 3rd, 2026, at 8:30 am. The warning at the bottom is clear: if the defendants do not appear to answer the claims on that date, the court will proceed to hear the case and potentially issue a final judgment in their absence. For Black Sherif, March is no longer just about music—it’s about settling a high-stakes residency dispute before it results in a forced eviction or a massive financial hit.
